We make scheduled visual visits, notice changes, document what we find and coordinate the agreed next step. Familiarity gives every observation context: what is normal here, what has changed, and what still needs attention.

Our core relationship is recurring stewardship with a weekly visit plan, clear reporting and continuing property knowledge. We agree the residence, access, priorities and support before the first visit.

Membership and onboarding are set out in a written proposal. Concierge work, additional appointments and independent vendor costs are made clear in advance.
