Homeowner guides · Local coordination

Who lets contractors into your second home while you are away?

An appointment needs a local point of contact, clear authority and a considered handover.

Start with authority, not just a time on the calendar

When a contractor needs access to your Lake Havasu second home, someone local must understand who is expected, why they are coming and what the owner has authorised. Opening the door is only one part of the arrangement.

Before confirming the appointment, agree the provider, scope, expected timing, areas requiring access and the person who can approve a change. If spending or additional work needs owner approval, make that clear to everyone involved.

What a useful access arrangement includes

  1. Before the appointment. Confirm availability, access requirements, owner instructions and any limits on the work. Record relevant open concerns so the provider receives the right context.
  2. At the residence. Provide the authorised access and communicate the agreed instructions. Attendance or supervision beyond the access appointment should be explicitly arranged.
  3. When plans change. A delay, additional visit or proposed extra work needs a clear route back to the owner. The Steward coordinates within the authority given.
  4. After the appointment. Record the provider's reported status, any observations made within scope and what remains outstanding. Distinguish reported completion from work independently verified by a qualified professional.

Coordination and technical responsibility

Your electrician, plumber, HVAC technician or pool professional remains responsible for their contracted work. An Estate Steward can coordinate access and owner communication, and document agreed observations. That does not turn a visual check into certification of a repair.

A good handover is specific: what the provider says was done, what was observed, what documentation is available and whether another appointment is needed. Unresolved items belong in the continuing property record.

Why familiarity with the home helps

A person who already visits the residence can place an appointment in context. They know which issue prompted it, which areas have agreed access arrangements and whether an upcoming arrival changes the timing.

That continuity also helps after a visit. A moved item, a changed setting or an outstanding follow-up can be recorded against the home's expected condition. Relevant service history is carried into the Estate Passport.

Connect the work to your next arrival

Before a return to Lake Havasu, confirm which appointments need to be completed, any preparation that follows and what still requires a decision. Readiness is easier to understand when outstanding items are stated plainly before you travel.

Agreed arrival preparation might include coordinating providers, checking specified settings and attending to requested details. Departure support returns attention to the away-state and the next scheduled visit. These arrangements are specific to the residence and your preferences.
